1 - Land Use

  • Provide more green spaces
  • Reconsider and follow Merrick's original plan
  • Currently over building of commercial projects
  • Include Rouse project in study area
  • Who are target audience
  • Define study area users/customers
  • Include more mixed-use districts to create diversity
  • Provide incentives to encourage businesses to locate downtown

2 - Zoning

  • Consider down zoning option
  • Create developer incentives to encourage desired growth
  • Control destiny through zoning

3 - Urban Character

  • Diversity of uses needed
  • "Know your neighbors" to create sense of community
  • CBD-needs more residential development
  • Encourage special events to improve quality of life

4 - Traffic & Transportation

  • Treat traffic issues as priority
  • Funding of traffic calming - How?
  • Improve thru traffic flow thru City
  • Control speed of thru traffic
  • Transit/trolley as alternative to reduce traffic
  • Obtain control of roads from county
  • Incorporate bike paths throughout City

5 - Parking

  • Close Miracle Mile to cars
  • Need more public parking
  • Review valet system
  • Parking garage access from Miracle Mile
  • Provide better parking signage

6 - Streetscape

  • Downtown streets should become pedestrian friendly
  • Include tree lined boulevards
  • Create green spaces in downtown
  • Provide art in public places


7 - Architecture

  • Mediterranean style - should City offer incentives (bonuses) or should it be required
  • How to deal with big box uses

8 - Infrastructure

  • Provide more parks
  • Provide more plazas
  • Include more elderly facilities
  • Infrastructure needs to catch up to development
  • Need more public parking garage
