1 - Land Use
- Provide more green spaces
- Reconsider and follow Merrick's original plan
- Currently over building of commercial projects
- Include Rouse project in study area
- Who are target audience
- Define study area users/customers
- Include more mixed-use districts to create diversity
- Provide incentives to encourage businesses to locate downtown
2 - Zoning
- Consider down zoning option
- Create developer incentives to encourage desired growth
- Control destiny through zoning
3 - Urban Character
- Diversity of uses needed
- "Know your neighbors" to create sense of community
- CBD-needs more residential development
- Encourage special events to improve quality of life
4 - Traffic & Transportation
- Treat traffic issues as priority
- Funding of traffic calming - How?
