Synopsis of Flipchart Notes from Public Comment/Input

10:00 a.m., Youth Center Theater

1 - Land Use

  • Reassess permitted growth allowed under current land use regulations
  • Encourage vertical growth vs. sprawl
  • Regulate for controlled/programmed growth

2 - Zoning

  • Existing zoning allows to much/dense development
  • Is permitted height a vested right?
  • Reduce maximum permitted height of buildings from 13 stories to 10 stories (3 additional stores as Mediterranean bonus)

3 - Urban Character

  • Define and develop desired urban character
  • Encourage mix of downtown uses
  • Existing lack of green spaces/shade trees in CBD
  • Is mixed-use still a goal?
  • Do we want to help or limit development?
  • Encourage educational/cultural uses to establish urban character
  • Coral Gables is a residential community with support retail/commercial

4 - Traffic & Transportation

  • Citizens must "let go" of cars
  • Provide local transit/trolley as circulator
  • Traffic problem is county wide
  • Create a bike path/green way master plan
  • Slow traffic down

5 - Parking

  • What are the costs of public garages
  • Insufficient parking requirements in Zoning Code
  • Revisit need for Mediterranean parking bonus
  • Should the City be in the "parking business"
  • Invite private developers to construct/manage parking garages
  • Can't find parking downtown/won't use valet service
  • No parking required for 1-2 story buildings - maybe should provide parking
  • Create "parking fund" to pay for required parking

6 - Streetscape

  • Create pedestrian system - links to downtown
  • No shade in CBD/too hot!
  • Incorporate pocket parks into City developments and private projects
  • Encourage tree lined streets
  • Promote arcades
  • Prepare a landscape master plan
  • Provide a median down Ponce Boulevard
  • Require "street level" lighting vs. tall overhead lights
  • Improve and utilize downtown alleyways


7 - Architecture

  • Improve visibility of signage (trees block view)
  • Assess impacts of Mediterranean program
  • Revisit/revise concept of TDR's

8 - Infrastructure

  • Safety and security - police and fire protection needs to be addressed
  • Impact of storm water drainage capacity on residential areas
  • Water service for buildings - costs to developers of extending water lines
  • Consider implementing impact fees
  • How do you pay for infrastucture improvement?
  • How do we accommodate communication towers?

9 - Miscellaneous

  • Budget - how do we assure implementation of Charrette recommendation?
  • Invite School board representatives to Charrette
