Use

zoning allows to much/dense development

maximum permitted height of buildings from 13 stories to 10 stories
(3 additional stores as Mediterranean bonus)

& Transportation

must "let go" of cars

local transit/trolley as circulator

problem is county wide

a bike path/green way master plan
- Slow traffic

5 - Parking
- What are
the costs of public garages
- Insufficient
parking requirements in Zoning Code
- Revisit
need for Mediterranean parking bonus
- Should
the City be in the "parking business"
- Invite
private developers to construct/manage parking garages
- Can't
find parking downtown/won't use valet service
- No parking
required for 1-2 story buildings - maybe should provide parking
- Create
"parking fund" to pay for required parking
6 - Streetscape
- Create
pedestrian system - links to downtown
- No shade
in CBD/too hot!
- Incorporate
pocket parks into City developments and private projects
- Encourage
tree lined streets
- Promote
arcades
- Prepare
a landscape master plan

a median down Ponce Boulevard

"street level" lighting vs. tall overhead lights
